Outdoor Living Ideas: Creating your own oasis

Summer is the best time for outdoor living. If there’s no place like home, why not enjoy every facet of your space by creating your very own outdoor oasis.

Bold Design

Outdoor living offers you an interesting design opportunity. Because this is a temporary space for us in Western New York, you can really have some fun with a playful bold design. Add textures, patterns and colors you love but don’t exactly “go” with the inside of your home.

What’s better than coming to home to a realxing porch on a cool summer day? Scott Perkins, one of our agents, wanted his space to be a place to unwind. His response to his thought process and inspiration behind the design is “an earthy and realxation feel; I want to feel tropical and also have touches of a zen place to relax your mind and let go of your day!”

Pop of Color

With neutrals becoming trendier by the day, adding a pop of color to your outdoor living space can spice things up. Pot some beautiful red flowers and match them to some Adironack chairs for an extra special design touch.

Do you have a smaller outdoor living space? Maybe your porch isn’t as large as you’d want it to be, but it doesn’t have to stay bare! Dress up the nook by your front door with a chair, throw pillow, small table and area rug, then finish off with a plant. This creates a welcoming envirnoment that’s much more memorable than just a doormat.

 Designated Spaces

On the flip side, what happens if you have so much room for outdoor living that you don’t know what to do with it? Creating designated spaces is an easy way to break up a massive yard. Utilizing your deck for an outdoor dining set up and another part of the yard for socializing is the perfect way to be party ready. Did someone say barebeque?

Binge-Worthy Real Estate Shows on Netflix

Binge-worthy real estate shows on Netflix are here to stay. Whether you’re into design, viewing amazing properties or just some good ol’ drama, we got you covered. Here’s our top 5.

Selling Sunset

Are you a “Real Housewives” or “Million Dollar Listing” fan? “Selling Sunset” is for you! Being a boutique brokerage of mostly women, this is one of our biggest guiltiest pleasures. (And yes, we all took the “Which Selling Sunset character are you?” Buzzfeed quiz and got different results!) Viewers get to experience the elite side of real estate with an inside look into how Oppenheim Group works, a top LA brokerage known for their celebrity clientele and success. Selling Sunset surrounds a dynamic cast of characters including Chrishell Hartley, known for being married to “This is Us” actor Justin Hartley and Christine Quinn, the group’s Queen B. We guarantee you’ll finish within a week and fall in love with the cast along the way. NETFLIX GIVE US A SEASON 2! I need to know what happens with the $40 million house.

Tidying Up with Marie Kondo

Whether you’ve been in your home for one year or 10, the tips hiding within this gem of a Netflix show will change your life. Taking a new spin on organizing and living a mindful, minimalist lifestyle, Marie Kondo inspires you to make all your Pinterest dreams come true. I will never fold my shirts any other way after watching this! Start your spring cleaning! (Can we still call it “spring cleaning” when we just hit 70 degrees in Buffalo?)

Stay Here

Star Designer Genevieve Gorder kicked off her HGTV boots to join the Netflix family in this intriguing Airbnb renovation show. Alongside business and marketing expert,  Peter Lorimer, the duo travels across the country giving facelifts to short-term rental properties. Don’t have your own Airbnb? There’s still a ton to learn. From this, you can take away inspiration to revamp your favorite extra room or plan experiences for your friends and family who come to visit.

Instant Hotel

Another short-term rental-focused show, but set in Australia! Instant Hotel is a super cool concept. Couples, friends, and family members who own rental properties stay in each other’s homes and rate their stay, giving the owners feedback. The hosts also rate their guests on cleanliness and various categories. The drama begins when some players think others aren’t being fair with their grading system. Take a tour of down under in this exciting twist on reality tv.

The Great Interior Design Challenge

Netflix transports you across the pond once again, but this time to the UK! The Great Interior Design Challenge gives novice designers a chance to shine and find their niche. It proves the theory that there is nothing better than a competition to get creative juices flowing.

What A Realtor Does For You

Many home buyers and sellers are not aware of the true value that a Realtor provides during the course of a real estate transaction. Many people, in fact, are not cognizant of the expertise, professional knowledge, and just plain hard work that go into bringing about a successful real estate transaction.

A multitude of important services and steps required in a real estate transaction are carried out by the Realtor or the brokerage staff. Most of these steps have traditionally been viewed simply as part of a Realtor’s professional responsibilities to the client. But, without them, the transaction could be placed in jeopardy.

Listed below are nearly 200 typical actions, research steps, processes, and review stages necessary for a successful residential real estate transaction that are normally provided by a full-service real estate brokerage in exchange for their sales commission. Depending on the transaction, some of these steps may take minutes, hours, or even days to complete, while some may not be needed.

The list is by no means an attempt to set forth a complete list of services, as these can vary within each brokerage and each market. Many Realtors routinely provide a wide variety of additional services that are as varied as the nature of each transaction. At Envision Real Estate in particular, our Client Success Manager completes a number of these tasks too.

By the same token, some transactions may not require every step listed. However, given the unexpected complications that can arise, it’s far better to know about a step and make an intelligent, informed decision to skip it, than to not know the possibility even exists.
